10 Mathieson Street Overview
Situated on a 1000sqm section, 10 Mathieson Street was once home to a single, ageing house – typical of many older Whanganui suburbs. With housing demand on the rise and new density rules providing more flexibility, our client saw potential in this underutilised lot. The goal? Maximise housing output without sacrificing quality, livability, or compliance.

The Approach
Venture Build worked closely with the client and council to design a high-performing triplex development that made full use of the site. The design included two 2-bedroom homes at 80sqm each, plus a compact 1-bedroom unit – all under one title.
Using smart site planning and clever layout design, we were able to maintain privacy, natural light, and access across all three units while staying within Whanganui District Council’s planning requirements for medium-density residential developments.

Construction Details
The build utilised timber framing and durable Weathertex cladding, applied in contrasting styles to visually break up the façade and give each unit its own identity. Inter-tenancy firewalls were constructed to ensure safety and code compliance, while insulation and double glazing made each unit warm, dry, and energy efficient.

The Outcome
This triplex stands as a shining example of what can be achieved with the right planning and build team. The result:
- 3 self-contained dwellings
- Fully compliant with high-density zoning
- Efficient use of land without compromising comfort
- High rental potential and excellent return on investment
